
Parkside is a new 600,000 square foot entertainment development in Tyler that will sit on South Broadway across from The Village at Cumberland Park. This development will showcase a variety of retailers, restaurants, outdoor activities, and more. The Genecov Group has no confirmed dates for when it will be finished, however, there may be parts of the project that will be open to the public in 2026.
The new development in Tyler aims to foster students and community members alike.

The Genecov Group, a multi-faceted commercial real estate group, intends to attract all ages, the biggest attractors being younger audiences, with Parkside. From early morning pick-me-ups to get one’s day started, to refreshing drinks at one’s favorite restaurant to cap a night off, Parkside aims to add to Tyler’s entertainment options.
“The audience really spans all ages. So it could be as early as a young preteen, all the way up to someone in their later years. One of the bigger attractors of this development, and the intentions for this development, is to attract that young, that younger professional, or that younger person, that 20 to 30 year old range development that fits into that gap in Tyler Texas, which is that entertainment, things to do, someplace, to be place to be entertained. It really kind of fits in that gap right there. So we really hope that this encourages the younger generation to- gives them, gives them a place to be,” President and CEO of Genecov Ray McKinney said.
Parkside is expected to bring fresh energy to Tyler’s entertainment scene, creating a destination that promotes productivity, connections, exercise, and fun.
“I do think that the part that we’re planning, the part that’s on our land, is going to be a place that where a student would want to be,” McKinney said. He also thinks there is potential for an athletic event center, volleyball courts, basketball courts, a large amphitheater, places to interact and play as one moves throughout Faulkner Park as they will be connected through winding paths. “Those are all things that the city would be in control of, but down the road, there can be opportunities for students to support projects like that, which I think would really add to their experience,” McKinney said.
The Genecov Group kept students in mind. Here is what to expect. “I think they can expect a place to be, a place to spend time with other people, a place to people watch, a place to be entertained, a place to move, and maybe a place to think at times,” McKinney said.
Satisfy hunger with one of the several places that will be available. From fine dining to fast food, the choice is open.
“I think it’s a fun place to be. I mean, I think it’s- they can look forward to, again, a gathering area, a place where they can meet friends on a night for going out, having a good time, playing together. Those types of things” McKinney said.

The date by which this project will be finished has yet to be revealed, however, there are possibilities of visiting certain finished parts of the project next year.
“We hope to break ground before year end, this year end, and then well construction will take a little while, so, but it all won’t be built at one time, so there’ll be parts that will be built that you may be able to visit later in maybe 2026” McKinney said.
Concern of community support was voiced.
“Believe that the project is possible, believe that it can happen, and support it when that opportunity arises for that particular person.”
The Genecov Group encourages community support through word of mouth.
“Community support for, you know, a product for part of the project is going to be extremely important, and if they are for this project and for things like this, then I would just encourage them to be involved,” McKinney said. “When you start talking about making an impact in your community, this is one of those ways that their voice can truly make an impact in their community. Because their voice, their support, can be the difference between nothing being somewhere and something fun being somewhere, so I’m just encouraging to be able to look out for ways to support.”
